We serve the following counties in western North Carolina: Watauga, Avery and Ashe Counties. We also service small areas of Caldwell, Burke and Wilkes Counties. We can typically perform the inspection within 2 or 3 days of order and complete orders within 2 or 3 days of inspection. Many factors are involved with completing appraisals. Turn times will vary based on complexity of the assignment, as well as, the time of year. We understand the demands people and institutions face and we attempt to accommodate requested due dates, however NO appraisal will be submitted until it is complete.
Appraising is a profession, and appraisers are professionals. In our field as with any profession we are bound by ethical considerations.

Why you need an appraisal
Every year, countless people in the United States buy, sell or refinance their own slice of the American Dream. Most, if not all, of these transactions include a simple line item for an appraisal. It has become an understood and accepted part of a real estate transaction. ''Let's bring in the expert and make sure we're not spending too much on this property.''
But is this the only reason to get an appraisal? Are there other times when the services of a certified, licensed, independent, and unbiased real estate professional might come in handy?
For homeowners, a real estate appraisal is the linchpin to buying or selling their home. It allows the property transactions to occur among the buyer, seller, real estate agent and mortgage lender.
Before an Appraiser arrives, there are a few things you should know. By law, an appraiser must be state licensed to perform appraisals prepared for federally related transactions. Also by law, you are entitled to receive a copy of the completed appraisal report from your lender.
